Months Supply

What is Month’s Supply? Months of supply is the measure of how many months it would take for the current inventory of homes on the market to sell, given the current pace of home sales. For example, if there are 50 homes on the market and 10 homes selling each month, there is a 5 month supply of homes for sale.

Months of supply is a good indicator of whether a particular real estate market is favoring buyers or sellers. Typically, a market that favors sellers has less than 6 months of supply, while more than 6 months of supply indicates an excess of homes for sale that favors buyers.

Brooklyn Home Sales

The Brooklyn Board of REALTORS® reported home sales at a rate of 246 in November, that’s UP 31.5% from November and UP 24.9% compared to December of last year.

Brooklyn Home Prices

The median home price in Brooklyn was $755,500 in December, that’s DOWN 2.5% from November, and UP 8.7% compared to December of last year.

Brooklyn Inventory

There was a 8.4-month supply of housing inventory in December, that’s down from the 8.9 month supply we had in November. Currently there are a total of 1,861 homes on the market in Brooklyn. The total number of available homes for sale in Brooklyn has decreased by 3.8% compared to December of last year.

Interest Rates

On January 23, 2020, according to Bankrate’s latest survey of the nation’s largest mortgage lenders, the benchmark 30-year fixed mortgage rate is 3.770 percent with an APR of 3.910 percent. The average 15-year fixed mortgage rate is 3.230 percent with an APR of 3.420 percent. The 5/1 adjustable-rate mortgage (ARM) rate is 3.420 percent with an APR of 4.120 percent.
