Here is a list of our top suggestions for ways to help your Brooklyn Home sell faster 🙂

1) Open the draperies, pull up the shades and let in the light. Do this for the photo sessions, and for all showings, open houses, etc.

2) Create a positive mood. Turn on all the lights, day or night, and install higher wattage light bulbs to show your home brightly. If you go to Home Depot, you can look for “bright white” LED bulbs, those are great for brightening up a room. Make sure all lights are turned on during showings and open houses.

3) Remove clutter from each room to visually enlarge them. This goes without saying, but it is still worth mentioning. The less items you have in a room, the bigger it feels. Minimalism is great for showings. If you don’t have room to move things around, try moving things to your attic, basement, or garage. If those rooms are cluttered it doesn’t look as bad because it actually shows people how much they can fit for storage 🙂

4) If you have a fireplace, highlight it in your decorating. If you have a fireplace, definitely make it a focal point. Fireplaces are awesome, always have been and probably always will be 🙂

5) Keep your home dusted and vacuumed at all times. This also goes without saying, but believe us, squeaky clean properties show very well!

6) Refinish the wood floors if they’re really damaged. If you have tile or laminate floors, consider replacing them if they’re in really bad shape.

7) Have a game plan to get the home in order quickly if necessary. But also just make sure that your agent knows to always give you at least 24 hours notice for showings.

8) Air out your home for a half hour before showings or open houses, if possible.

9) Lightly spray the home with air freshener so that it has time to diffuse before the buyer arrives.

10) Put family photos in storage.

11) Improve traffic flow through every room by removing unnecessary furniture.

12) Create the feeling of a spacious entry area by using decorative accents and removing unnecessary furniture. You can create drop zones, coat hangers, and shoe removal areas to showcase how spacious it is.

13) Putty over and paint any nail holes or other mishaps in the walls. This is a simple one but can be very effective in making your walls look nice and clean.

16) Clean all light bulbs and light fixtures to brighten the home. Again, go for the LED bright white bulbs for a nice and bright look.

17) Wash all windows inside and out. You don’t have to do this for every showing, but at least before the photo session.

18) Use plants in transitional areas of your home. Plants are one of the most underrated staging tips in our opinion. They make any room look better and feel more inviting. Go around your home and place real or faux plants wherever you can.

19) Make the most of your attic’s potential. If it isn’t cluttered, then definitely showcase it with a work station, workshop, etc. Otherwise, just organize your stuff so that people can see how beneficial the storage space is.

20) Remove and/ or hide excess extension cords or exposed wires.

21) Open doors to areas you want potential buyers to see such as walk-in closets, pantries, etc.

22) Remove all smoke and pet odors. This is a MUST.

23) Repair or replace banisters and handrails.

In the Kitchen

24) Microwave a small dish of vanilla twenty minutes before a showing and place it in an out-of-the-way place.

25) Highlight an eat-in area in your kitchen with a table set for dinner or breakfast.

26) The kitchen and bathrooms should always be spotlessly clean. Again, buyers LOVE clean homes, and they especially love clean bathrooms.

27) Expand your counter space by removing small appliances.

In the Bedrooms

28) Create a master suite effect in your decorating.

29) Depersonalize bedrooms and decorate in a neutral scheme.

30) Make sure that the beds are made and the linens are clean.

31) Organize your closets, remove unnecessary items and put them in storage, basement, attic, or garage.

In the Bathrooms

32) Do not leave towels around and wipe down the sinks and shower area after each use.

33) Re-caulk the tub if the caulk is not sparkling white. This is another underrated suggestion. Whenever aulking or grout is not white, buyers can jump to conclusions and assume that there is a mold issue.

34) Repair or replace broken tiles in the shower/tub.

35) Replace shower curtains and keep them clean.

36) Put out fresh towels and decorative soaps.

Outside

37) Keep the yard raked, mowed, and clear of trash at all times.

38) Use flowering plants to dress up the yard, walkway and patio. Even if you don’t have a large yard, a few planters can make your curb appeal pop.

39) Remove all toys, bicycles, tools, unsightly patio furniture, and trash from the yard.

40) Porches, steps, verandas, balconies, and other extensions of the home should be kept uncluttered, swept and in good condition.

41) Paint all entrance doors. If you pick a nice trendy color, it can give your curb appeal even more of a pop 🙂

42) Make sure the garage door opens easily. Repair and repaint if necessary.

43) Clean and shine all hardware and accessories indoors and out (door knobs, knockers, lamps, mailbox, address numbers, etc.)

44) Trees and shrubs should be trimmed and pruned.

45) Be sure the front doorbell is in good working order.

46) Use a nice doormat, Target and HomeGoods have some great ones.

47) Be sure the front door and screen door work properly.
